About this service

Patios pick up everything the garden throws at them: moss in the joints, green algae in the shade, black spot lichen on sandstone, and a general grey film that makes even a lovely Indian stone patio look dull.

Every stone needs a different approach. Porcelain and concrete take a rotary clean; sandstone and limestone need lower pressure and a dedicated black-spot treatment; slate needs care around its layers. We match the method to your patio and finish with re-sanding or advice on re-pointing, plus optional Smartseal sealing to keep the colour up and the lichen off.

Why it matters

The black-spot problem

    Black spot is a lichen with roots that grow into the surface of sandstone and limestone.

    Pressure washing alone removes the top of it and leaves the spots looking as bad within weeks.

    Only a dedicated treatment kills the lichen at the root and lets the stone come clean.

    Once treated and sealed, the surface is far harder for lichen to re-colonise.

    Rotary cleaner or low-pressure lance across the patio, with the joints protected from wash-out where mortared.

    Finish

    Re-sand or advise on re-pointing, rinse down, and seal on a dry return visit if chosen.
